Job description
Roles and Responsibilities
  • Ensure timely collection and receipt of necessary property details, documents and information from landowners and the Business Development Department; Review compiled documents, identify further documentation requirements and present the same to the Vice President for analysis
  • Coordinate with land owners and the Liaison Department to obtain necessary documents for conducting title scrutiny
  • Conduct preliminary evaluation of land records, documents and undertake site inspection to gain a thorough understanding of the property; Highlight concern areas and risks
  • Review all documents (MOU, Joint Development Agreement, Lease Deed, Sales Deed, Space Sharing Agreement , Agreement to Sell, Agreement to Build etc.) from a legal perspective, ensuring minimal risks to the Organization 
  • Work closely with external advocates to arrange for release of public notices and respond to objections 
  • Ensure provision of necessary particulars to Liaison Department for conducting government & private agency surveys and handing over plan sanction documents
  • Coordinate with the Liaison Department to facilitate timely completion of the conversion process and Khatha transfe, clubbing, bifurcation related activities
  • Work closely with Bankers of land owners to facilitate mortgage redemption 
  • Work closely with the Estate Manager to ensure deployment of security on site 
  • Coordinate with the Finance Department to arrange project funding in a timely manner
  • Work closely with Bankers to obtain project approvals by providing required documentation support; Coordinate with Marketing Department for additional documentation (if required)
  • Work closely with external advocates to provide case briefs, requisite documents to file / defend a suit; Review case file and present evidence before the court
  • Assist the Vice President Legal in the preparation of bye laws and formation of Owners Association; Ensure timely hand over of original title deeds to the Association
  • Review contracts, Review House Rule documents for service residences
  • Maintain a database of external legal counsels and consultants for various jobs. 
  • Audit all customer related documentation such as ID proof, application, signature loan related documents etc.
  • Drive implementation of SOPs for the Legal Department and ensure consistency of Legal practices across the Organization
  • Maintain a database of all legal requirements for projects (residential, commercial and retail) and land banks; Continuously update the database and drive circulation of the same across the Organization 
  • Lead the development of periodic MIS; Leverage the SAP ERP to efficiently process, maintain documentation and report legal metrics
  • Provide timely support to Internal Departments on all legal related matters
